Excellent information that covers both the big picture and the nitty-gritty details

This book does a great job of covering out-of-state (OOS) real estate investing for rentals and flips. First, the author David breaks through the mental barriers to OOS investing. Why not invest where your money gets the best return? The internet makes it possible to find great deals in markets with good returns and not a ton of competition.
David doesn’t fly out and see homes and hands-on manage rehabs himself. Instead, he’s built systems where he uses trusted (but verified) professionals in his OOS markets – realtors, lenders, property managers, contractors. These professionals independently verify each other’s work and report to him using video technology.
You can read through the table of contents to see that most topics you would want to know about are addressed. Most importantly, David doesn’t discuss these topics in just vague generalities. For example, you want to avoid high crime areas? Check the Trulia crime heat map. What smartphone apps are most helpful? He names some. How to motivate your vendors? Various ways – including paying them bonuses. The details are all here for you to use.
This book is well worth the investment of your time and money, especially considering that you could make or lose thousands of dollars on just one OOS investment.

The Knowledge from this Book + Taking Action = Financial Freedom

If you are willing and determined to take action, this book has the potential to change your life. David Greene, with this book, gives you enough tools and resources to succeed in real estate investing, specially if you are investing in out-of-state properties. Many of the areas covered by the book included, but were not limited to, how to analyze a deal (current + potential income vs expected and unexpected expenses), differences between price appreciation and positive cash flow (as the book points out, a smart investor can have both), return on investment (ROI) vs return on equity (ROE)... and when is appropriate to use each, and why market downturns should be celebrated instead of feared. Most importantly, the book is phenomenal at explaining how to build your TEAM, who needs to be in the team, how to find these professionals, and how to leverage these relationships. In addition, the book is engaging and entertaining as Mr. Greene adds multiple real-life anecdotes and quotes and shares websites and mobile apps to simplify the process. A must read.

This book is great for long, medium and short distance real estate investors

This book is a good fit for you whether you are thinking to invest in real estate from just a short 0.5 mile distance, or medium 300 mile or 7000 mile long distance. I had pre-ordered this book and was one of the 1st buyers in line. This is not to brag, but to say this book was important to me. I have been investing and managing properties from a very long distance for about 10 years. David Greene's practical advice and healthy business mindset in this book helped me to bring my investments to the next level recently. Beginners and advanced level investors will find great wisdom nuggets in this book. Now my paper book is full of pencil markups and yellow stickers. After reading all pages, occasionally I like to go back to re-read some of the pages and chapters again.

If your curious who David Greene is just google him. He was a cop who retired himself at 34 from saving money and investing in real estate out of state. If there is anyone who can teach you how to this this I think your top pick should be someone like David who’s crushed it in this department. There’s nothing I dislike more than a guru who hasn’t walked his talk and with David you can trust that he’s experienced all of this himself.
I have owned local rentals for over 10 years. I always wanted to invest out of the area but had no idea how. Now thanks to David’s book I have purchased 11 units out of state and they are cash cows.
Do your self a favor. Pick up the book and study it. Put it to action and don’t look back!

Great Investing Book All Around!

David’s book is titled to help people investing out of state and he does a great job laying out a plan for them but does much more than that. The book just outlines what successful real estate investing should look like regardless of where you are investing.
Some of the strategies in this book are explained more clearly or are new to me and I’ve read dozens of real estate investing books. It’s also given me insight into how to handle my out of state investments better which doesn’t hurt!

This book gave us so many ideas on how and why to basically become our own turnkey company to ourselves, and it gives us the confidence to build a real estate team in the cities where we will be investing. Packed with very practical advice in every chapter.
If you're thinking of investing in real estate remotely this book is indispensible and a must-read.

Long Distance or Not, This is an Essential Primer in Rental Property Investing

This was actually the first book I ever read on rental property investing, which ultimately piqued my interest so much, I went on to read 6 more and counting.
David has a knack for breaking down the process of rental property investing into these teeny, tiny manageable bites that just make it so easy for ANYONE to get started. I bought my first rental property after completing this book and have not looked back, since buying 3 more units.
This is an essential read for anyone interested in rental property investing, period, and shouldn't simply be reserved for those looking to do so long-distance.
The processes David describes for Long Distance are super applicable anywhere. Why? Because investing someplace that isn't nearby forces you to implement systems, and those systems work everywhere, and I'd argue make you an even better investor than DIY'ing this part over here and that piece over there, just because the property is close-by and "you can".
If you are remotely considering rental property investing, you will not regret reading this.

This is a great value. Although I would rate Brandon Turner's book on Rental Property as a more inclusive read, I definitely learned from this book. If you like bigger pockets, you would like this book. It is a little long-winded, but overall I felt this book saved me money as it prevented me from making some mistakes.

I’ve listened to several real estate podcasts and read various real estate books for numerous years now, but I have always hesitated to invest. No matter how much information I heard or read, I was consumed by fear and analysis paralysis. Both of David’s books (Long Distance Real Estate Investing and BRRRR) have been gamechangers for me. They have equipped me with a plan and resolution to begin my real estate investing journey and purchase my first property in the next few weeks. Buying, reading, and applying the information in these books is easily one of the greatest investments in my life!
Through his books, David stripped away every single one of my excuses and provided me with a fail-proof plan to execute. David has a big brain and a big heart. Not only is he a savvy investor with a wealth of knowledge and experiences (a true master in his craft); he is also a compassionate teacher with a servant’s heart (he knows exactly what it’s like to be in the shoes of a beginner).
If you’re ready to be empowered with powerful analogies, real-life experiences, sage wisdom, practical tools, step-by-step guides, time-tested systems and models, scripts, tips and tricks, etc., you must read these books! I highly recommend them!

This book is loaded with tips on finding contractors, property managers, and brokers to help you with out-of-state investing.
We have a world of information online to perform due diligence.
The author also described in detail a cool way to get realtors to help you search for properties.
With property managers, The author pointed out some great questions to ask them and tips on how to engage them.
As a former loan originator turned investor, I highly recommend this book to those open-minded to investing in other pastures.

Pros:
Mr. Greene explains key real estate concepts which all investors can benefit from hearing. 1. the core 4 to build a team in any market is a great framework for getting started before you jump in. In particular, his "how to" for managing contractors was particularly helpful as this is often the most challenging piece of any renovation. 2. In terms of lead generation for finding new properties, this is the most sound and actionable advice I have come across. Mr. Greene provides 4-5 concrete examples of how to find properties with opportunity which anyone can use. 3. Mr. Greene is a master of the metaphor and I appreciated his ability to simplify complex concepts at first from a high level perspective and next by unpacking each concept and getting in the weeds with his real life examples.
Cons: As others have mentioned, there are times where the book could be more concise, however I had no problem reading the entire book in 2 days.
Final Takeaway. Well worth the $18 as it will pay for itself many times over if you put in to practice what Mr. Greene preaches.

As a long distance real estate investor myself, I wish I had found this book earlier. It would have saved a lot of headache and money. Well written and easy to understand concepts that can be used by anyone looking to invest in real estate outside of one's hometown. Plenty of tips, advice and template/letters that I can refer back to from time to time. Overall, highly recommended for any real estate investors that are looking to utilize technology and techniques to maximize profits.

This book is both insightful and reaffirming of the information that I already know. If you are interested in looking out of state to invest in real estate I highly recommend that you give this book a read. David Greene explains how to use other people's skills to your own advantage and make the best use of your own skills (and time). The book points out the different methods and ways of hacking certain relationships such as those with contractors, agents, tenants, lenders...etc, which I found to be very helpful. David explains the myths of long distance investing and how, in this present age, it is a game changer for being able to continue your investing career while living in an expensive market. I personally will continually use this book as a reference as I continue to look to other cities and states to either flip or own rentals. Highly recommend this book as well as all other books that Bigger Pockets puts out.

It will give you both the knowledge and confidence to invest in real estate from anywhere in the world. I purchased this book while serving in the military overseas and applied everything I learned to close on investment properties back in the U.S.. Found this very readable and practical. Author does an excellent job of making you feel comfortable that you can do this and you have someone to hold your hand as you are going through the processes. This is like having a mentor in your back pocket. I am using as a reference guide and going over sections again as I need them. Just wished given the author’s love of technology and generous explanations on how to use it for your benefit, he had created an index of key topics, terms and acronyms, then the book would have been perfect. I am sure there is an easy technology solution to that. :-)

This is a great book that talks about how to invest out of state without a turnkey company. It talks about different subjects in detail, yet it's very easy to read. This book will benefit both new investors and experienced investors who is thinking about purchasing an investment property out of state (or without seeing it). That been said, since there are a lot of similarities between buying a house out of state and in your backyard, this book will also benefits those who just want to buy an investment property.

I am new to real estate investing and live in a very high property tax area, so may have to invest remotely. This book is worth the money - has lot of information on buying and managing properties remotely. THe author seems quite experienced and the advice/suggestions/pointers make sense. Of course, I can spend many hours browsing the web and get the same information, but time is money, so why not learn from the experts?

Just recently getting into real estate, This was the 3rd book I chose to read, and my goodness am I happy I did! David does a fantastic job laying out a plan for success. Being located in Massachusetts its very difficult to find rental properties within 50 miles of my home. My plan is to now build a team using the methods laid out in this book and get my first BRRRR property under agreement! Brilliantly written by David and the Bible for out of state real estate investing.
If you are as interested as me on real estate investing, flipping and rehabbing, this is THE book to read and retain. I've probably highlighted all the lines of this book as it's just too good!
This will be my reference book for a long time and a hard copy purchase to include this in my library is on the way!

I LOVED this book! It took me much longer to read than I expected because the content was so meaty. When I finished the book, I flipped through it and saw almost every page had highlighting. This was also well written with very little redundancies. The information was drilled down vs. big picture only. I will need to read this one again and plan to refer to it often as I move through my own real estate adventures.

This book is fantastic! I am looking to invest in real estate but have decided my local market is not optimal for me to reach my financial goals. The thought of investing out of state was a little daunting until I read this book. Mr. Greene takes you step by step with everything you need to know to confidently invest long distance. It is a no nonsense, easy to read book and you feel so motivated to move forward after you finish it.
He teaches you based on his experience- mistakes and success. He is a successful real estate investor himself and his passion to teach others is evident in this book. I highly recommend it!!

You might think that because I've got a masters degree in urban planning & real estate development, I wouldn't get much out of books like these, but I actually find them extremely helpful & valuable. I've been very impressed with pretty much all of the books and podcasts published by Bigger Pockets. I was hesitant to buy this one because at the moment, I'm only really interested in investing locally, but even so, I got a ton out of this book - a great mindset shift, plus a lot of immediately practical, implementable, real world tips. If David can manage flips and rentals out of state, you'd better believe he can help you streamline the same processes in your own backyard. Two thumbs up, and a big toe for good measure.

What an awesome book! Step by step how buy investment properties that aren't in your own backyard. I wish I would have read this book before I purchased "Turn-key" properties out of state, it would have saved me a lot of frustration and loss of cash flow. Funny thing is, I thought I would avoid those pitfalls of out of state investing by going turn-key. I will be implementing these strategies moving forward for buy and hold properties, as the numbers do not usually make sense in my local market.

Overall this was a great book for a beginner in real estate investing with quite a few actionable steps that I can take now, and even more for the future with more experience.
Sure, as others have said there are some grammatical errors and clunky sentences, and there’s definitely a bit of "fluff". But honestly, for less than $10 (kindle version), I’m willing to look past that because I’m confident the tips in this book will pay for it many times over.
Even if you get one tip or suggestion that makes/saves you a few hundred bucks or more, isn’t that worth it for $10 and a few evenings of reading? I think so. Would recommend.

The book is easy to digest and full of actionable items. Last month I knew nothing about real estate but with Bigger Pockets and this book, I am better prepared to negotiate and invest. David Greene did a great job of making the book simple, yet effective. Just last week I was looking at buying real estate but after reading this book I have property management companies, investors, banks, and real estate agents doing work for me. I now have a goal to buy a property, or two, by Christmas.

Just finished reading this book and found it loaded with solid practical advice. The chapters are broken down in to a logical sequential order so that the reader can move along with the concepts.

If you're even remotely interested in learning to invest in properties out of state this book is a must read. David explains all the systems and protocols he's developed over the years that have made his out-of-state real estate portfolio grow and provide abundant cash flow and equity. I learned a lot from his applicable and repeatable methods. Highly recommend it! I’m expecting more awesome content from his new BRRRR book! Can’t wait to read it!

Loved the book. I’ve been investing out of area, but mentally I always considered it a limitation. This book helped me realize that it doesn’t need to be a limiting factor. Embrace out of area investing and make it work for you…David’s recommendation on video has helped my investing tremendously. It also helps partners get more comfortable…another great topic was David’s discussion on Return on Equity. While I’ve always felt this was important, I couldn’t articulate it like he does…Thanks David!!!

I learned about David Greene and his book, Long-Distance Real Estate Investing, from the BiggerPocket’s podcast. The podcast’s title (of the same name as Greene’s book) immediately caught my attention. Like the author, I also live in the completely unaffordable Bay Area, and although I sell to my clients in the area, I cannot buy there myself. As a strict believer in the old “buy in your backyard” adage, it never seriously crossed my mind that it was an option. In fact, I tuned in to the podcast as a skeptic. After listening to the podcast and hearing Greene’s unique ideas (and unique ideas can be hard to come by in the world of real estate!), I immediately purchased his book.
Greene’s book has a conversational tone and is bursting with original and specific ideas. I found myself taking a highlighter to nearly every bit of ink on the pages. A problem I find with many real estate investing books is that they are too vague and conceptional to be practical. Greene lays out his brilliant ideas (hello, Core Four!) with actionable solutions. Greene turns every stone over in his book, from large idea concepts like down markets to little (but crucial) tips like the best apps to have on your smartphone.
This book is an instant investor classic for first time buyer or savvy investor. Add it to your library!
