My husband and I are just starting out in our real estate investment business and this book really breaks everything down for you, especially when it comes to calculating your ROI before making a purchase/deal and learning about the pros & CONS of each type of rental property. I love that he’s so honest and doesn’t just tell you that there’s one right way to do real estate. Instead he lays out the different options plain and simple and encourages you to do the work to decide what’s best for your lifestyle and skills. This book is not for the lazy, but rather those who are willing to learn and do the work for your future and posterity. This is a great read and I definitely recommend it for anyone just starting out in rental property investment.

This Book Actually Teaches You

This is the real estate book you are looking for. It isn't some get quick rich scam. It isn't some "I will reveal the secret on the NEXT page" book (i.e. Rich Dad/Poor Dad). It isn't a self-help book. It is a HOW TO book. I ordered this on Kindle but realized I am going to be using this as a manual and I ordered the physical book too. I also ordered his other two books (Managing Rental Properties and the No Money Down Book-I haven't read those yet however). He does refer to the BiggerPockets community that he is apart of but I think they are on to something. This book isn't an attempt to get you onto BiggerPockets but after reading it, I'm probably going to join. I have read a lot of useless investment books. This book walks you through the numbers which, I think in the end, is the only thing that really matters. I highly recommend it.

I've read Rich Dad, Poor Dad. I got suckered into their seminar where I did not learn anything I didn't know from the book. This is better because the guy who wrote it is talking about NOW. RDPD was written DECADES before the 2007 crash. Yes, the principles are the same, but I feel Turner has better cautionary notes and advice. There's a chapter on buying in an expensive area, which is particularly necessary for where I live.

Great book. It really gives you a good overview of what you need to know at every stage of the process buying and leasing rental properties. It also gives a good overview of the different strategies different investors use. What's nice about it is that he really leaves it up to the reader to decide how to best get into the rental property industry. This makes it a very good first book and it forces the reader to really consider how they want to invest and why they want to invest. I have read books by other authors where they only tell you about the strategy that they used and they make it sound like anyone who uses a different strategy in a moron. In reality, many people have found success using many different methods. As the author often writes "There is no one right answer, but there may be a right answer for you." Also, Brandon Turners gets very excited about real estate and that excitement is contagious. Five stars

I've read about 8 real estate books thus far and it's either #1 or 2 on my list. Brandon literally educates you on almost every aspect of being a real estate investor then dives deep into step-by-step instructions on every aspect of investing. Every question I could possibly think of was answered in this book! Time to get out and take action!

I have been pretty much obsessed listening to Bigger Pockets podcasts over the last year - absolutely amazing content and resources for all things real estate investing. Due to his superior marketing abilities (lol) I decided to go ahead and buy Brandon Turner's (co-host of the podcast) book on rental property investing, my main strategy for building long term wealth. I have read a ton of real estate business books over the last several years, and this one is definitely in my top 3. The writing style and information within is super accessible, easy to understand, and helped clarify my personal goals and strategies. A lot of times in real estate investing, there is not one perfect way to do things, but you just have to find the strategy that resonates and works best with your own personality and goals. This book did an awesome job of laying out the different paths one could take, outlining the pros and cons of each strategy. It definitely helped clarify the path and actions I will be taking this year, knowing that my strategy will likely change 5 years down the road. Thanks Brandon!

This is a fantastic overall investment book. I have had rentals for years and have been winging it. I wish I read this 20 years ago. Brandon is an amazing writer. He's entertaining and informative. I wish he lived near me an we could hang out so I could pick his brain.

I started investing 7 months ago and bought 3 duplexes, and a couple of small single family houses. I have bought half a dozen books, joined our local Real Estate investment groups, and started listening to Bigger Pockets podcast (In that order). If I had a guide, or anyone I could have asked, on how to get started, they would have said buy this book first! Read it cover to cover. Then get out there and start your journey. It lays out the "basic" (not simple, or easy) information everyone has to know in today's investor environment. It would have saved me thousands (no exaggeration) on my investments.

Very complete overview of rental properties

This was a great, complete full picture of investing in rental properties and all that goes into it. Will definitely use this as a resource going forward and probably will read again. Many times the advice is "it depends", but that is real estate, there's not a one size fits all. But, what the book does do is gives you a roadmap on how to approach it and then which professional you should work with to get it done.

So, maybe I'm going overboard in my heading, but this is truly a great book. The narrator was funny, lovely, kept me engaged, and wasn't a robot. The author is literally giving all the secrets. Its not just a book on the philosophy of real estate investing, it's a guide. Step by step. In unreal detail, not expected by individuals looking to make money off of selling a product. Turner laid it all out, and gave examples with real numbers. I didnt ha e to guess what he meant. He explained everything. Any jargon familiar only to investors, explained it. How to calculate ROI or ARV...explained it. When I'm ready to start investing, I'm definitely going to read again, taking notes along the way. I really appreciate this book (with audible narration).

This is a good book if you just start learning about rental property investment. It is based on the authors personal journey and experience which starts with a single property and grows into 100s of rental units. Then is logically organized to walk you through from the mindset needed to start investing in rental properties to how to owning cash flowing properties to exist strategies if you decide to sell. I enjoy reading it and learn more than I expected about real estate from a single book.

This book is excellent. It covers in-depth the basics and nuances of investing in rental property, and I ended up reading this book almost three time fully because of what it has. Definitely applicable to real life scenarios, and it is a great and enjoyable read. My only criticism is that at times I feel as if I was being talked to like a child, but those moments were few and far between and it was all for the sake of clarity. Regardless, any person, whether new to investing or seasoned, should grab this book.

Great book, lot of real-world case study type explanations, real world narratives and ideas (i.e. the letter template for making an offer). Very good book for new or mid career investors, highly recommend. Very easy read, lot of great ideas. Would rate this A+ for a 101 book for anyone wanting to learn the end to end possibilities of RE investing and all the different angles and opportunities you can take in the business.

A How-to book that actually is one

I've gone through almost 20 books in the last 6 weeks on various investing topics. Several were about real estate and this was a good one. I'd say that it covered what was in the other books and then went further with solid lists of how to do things and in what order. If you could only buy one book on investing in rental properties, this should be it.

One of the most usefull book I've ever read

I'm a real estate investor in Mexico already and considering investing in US real estate. After reading this book I got to the conclusion of what do I need to become a RE investor at USA and decided is not MY moment yet. I read it through the eyes of an already RE investor so believe me when I say is one of the most usefull books I've ever read, for beginners or for whatever level of experience you might have. Thank you Brandon, am I gonna take action? Time will tell, but definitely I'll continue growing in knowledge and when the time comes I'll take that first step and swim in US real estate waters.

Overall, this book is a great starter if you're looking into getting into rentals. I found his style combined personable anecdotes with actionable advice. He does bring up the Bigger Pockets blog frequently, but I will say that it is a great resource with an active forum and you can also get access to lawyer-vetted state specific documents for leases. There is more to be learned outside of this book, but nonetheless a great foundation.

Getting into real estate. Have 3 houses so far before buying the book. I knew some things about investing in real estate but I was really shooting at the hip trying to acquire homes because I knew it would grow wealth. After reading this book I feel like Pinky and the Brain. Like I can take over the world...of real estate. But really....priceless book and I'm so.glad I bought it.

This book is an excellent book for people who want to invest in rental properties. Most of the information of the first half of the book is basic knowledge that most readers probably already know (although a refresh does not hurt).. However, the last few chapters on insurance accounting management and tax offered me some additional insights that are not obtainable that easily elsewhere. Recommended read.

Awesome book so far, pretty motivating. I love that they discuss actual figures and that's something that is usually missing. A lot of books tend to repeat themselves conceptually over and over or seem to say "in this book we're going to show you just how to do that" for 300 pages and never cut to the chase. Great read, especially as an intro to real estate investing. 10/10 would recommend it has sparked a flame inside me that only makes me want to read more and more of these books. Bigger pockets crew is great, insightful, and helpful!

I have a high interested to enter into real estate investment later in my life and for that reason I started step 0.: Research and learn. I have to admin that I had no idea who is Brandon Turner or BiggerPockets before I picked up this book. Every line of this book is pure gold, if you really would like to run real estate investment as of your business. This book guides you every step of investment, starting from research through working with different parties involved 'till the closing. I just order his 2nd book. Well done Mr. Turner.

Hands down, would recommend this book to any of my family and friends who were interested in real estate investing. I really like the organization and the tone of the book. The author talks in a very honest, direct way about rental property investment and its rewards and headaches. Being an experienced landlord myself, I still learned a lot from his practical advice on dealing with issues. Lastly, the chapter on 1031 exchange was excellent. It’s a great in-depth discussion of how and why to do the exchange. I highly recommend this book!

Brandon is a fantastic author, and person. He has taught me so much about Real Estate. I didn't know a single thing about this industry until reading this book. I am now 22 years old, and getting closer to purchasing my first duplex. Going to look at a great option later today, all thanks to Brandon and the knowledge learned from this book.

Though somewhat new to the real estate arena we feel like out of this one book we have had many of our questions answered (some we didn't even know we had) and our confidence solidified. I was looking for a baseline understanding of real estate investment, and Brandon laid it all out perfectly. A great flow and easy to grasp concepts. Instead of hoarding the information, he lays it all out in this golden egg of a book. I read this on my kindle app, and then last night I bought the hard-copies of this and two others he wrote because I’ll be referencing them as I move forward. Seriously Brandon, thank you Sir!
Excellent Introduction to Rental Property Investing

As someone wanting an overview of the rental property business, I found this book very helpful. The author is knowledgeable and experienced, and shows a firm grasp of the various aspects of his trade. He evidences an clear passion for the rental business, which is contagious for the reader. The book was well-written and engaging, and had no trouble keeping my attention.
With that being said, there were a few issues:
1. The book would have benefited from a more thorough editing. There were a number of examples and pieces of advice which were repeated unnecessarily, and a handful of grammatical issues.
2. The author mentions his website, biggerpockets.com, an average of 5+ times each chapter (I verified this with a Kindle search). This got annoying fairly quickly.
3. In some of the sections – especially at the beginning – he sounded a bit like a motivational/self-help speaker. I felt like I was listening to a talk on the power of positive thinking. While this may be helpful for some, I ended up skipping these parts.
While these issues cheapened the book, it is still very well done and worth reading.

WOW! Enlightening for any level real estate investor especially beginners like myself. Well written, easy to understand, yet so enlightening on the subject of real estate investing. It’s a must have for anyone who wants to be successful in real estate investing. I’m typically a slow reader due to lack of time but I couldn’t put this book down. It also introduces you to the Bigger Pockets community and website as well which is basically a Godsend. The Bigger Pockets podcasts are priceless, just packed with great information and good advice. Go out and get this book I can guarantee you will truly enjoy it!!! :0)

Never thought the real estate investing can be so exciting as this book presents it. I love the amount of information and the wisdom accumulated just within one book. In fact, once some questions appear in my mind after reading a chapter, I find answers in the next chapters. This book will be useful to everyone already interesting in investing in general, not just in real estate.

This is a good book for newbies to start real estate investment. The step by step flow shows you how to make real estate investment successful. It also highlighted the traps and problems you may face if you are not a savvy investors. Good reference book in genneral.

I am new to real estate. I have a great job that I love and will never quit until I can no longer do it so my intent for purchasing this book was never to go into real estate to make a living but rather to diversify my investments. While I have not made a single investment yet, after reading this book I feel like I am off to a fantastic start. I used the material in this book to develop a plan. I now know exactly where to start and I already have a great personal investment plan. This is a very well written book with very helpful examples. It was easy to read and full of very helpful information. I would highly recommend it to anyone who is wanting to invest in real estate either as a primary job or as an opportunity to diversify your investments.

Excellent book. I like to listen to books while I drive. This one has some great information, but I can't take notes while I'm driving, so I'll need to buy a hard copy for my reference library. So for me, this book is worth purchasing in two versions. If you are going to get into real estate investing you will never find a book with all the answers to your questions. But this one is a good one to add to your collection. The author points to many other good sources for information.
